Next week the RDOS Area C – Area Planning Commission will view an application to the Agricultural Land Commission for the exclusion of Todd Browne’s used car business property south of Oliver. (Oliver Car and Truck Sales)
The subject property is approximately 1.88 acre (0.76ha) in size and is located approximately 0.14 km south of Oliver. The property is located west side of Highway 97. The front portion of the property (adjacent to Highway 97) is zoned commercial and used for retail automobile sales. The rear (westerly) portion of the parcel is zoned industrial and used for storage.
The property to the north is zoned Commercial and Small Holdings 4 (SH4). The property to the south is zoned Industrial. The property to the west across 99th Street is zoned Agriculture One (AG1), the property to the east across Highway 97 is zoned Agriculture One (AG1).
As the site is fully developed there are no watercourse development or environmentally sensitive development permit areas on or near the property.
Background:
The subject property was rezoned in 1985 to allow for its current uses. The property is less than 2.0 acre (0.81ha) in size and is therefore exempt from the ALR regulations. This property has not been used for agriculture in the recent past and due to its current level of development, proximity to the Town of Oliver and adjacent to Highway 97 is not expected that it would be viable to return to agriculture in the foreseeable future.
