Owners of land on Meadows Drive near the river are asking Town Council to consider a manufactured home (modular homes) park for 52 units.
Site density of 15.1 units per hectare. The land area is 3.5 ha within 7 legal lots.
Both the Official Community Plan(OCP) and the other bylaws would need to be amended to make this happen.
The report does not state who the owner is or the applicant. McElhanney Consulting Services is acting as an agent in some of the attachments.

The applicant seeks to change an OCP designation from Residential Medium Density One RM1 and a part in RM2 to a new category RS5 (Residential Low Density) zone and introduce new definitions for modular homes.
The owner states that the land has not attracted a builder in 25 years and the change would allow affordable homes for families.
History: the land was excluded from ALR in 1980 on the basis that it remain multiple family.
Council next Monday will discuss options – including a public information meeting by the application.
Council could give first reading and require a Riparian Area Report from a qualified professional.
The Town’s planner says there are two options – say yes and proceed or say no.
